Asia Radiant, jointly held by Yanlord Land Group and MCL Land, sealed the deal of the residential site former Tulip Garden Condo at Farrer Road with S$906.9 million on its fourth en bloc attempt in April 2018.
The site has a land area of 316,708 sqft and with a plot ratio of 1.6, the sale price works out to a land rate of $1,790 per sq ft per plot ratio (psf ppr).
Construction cost can be estimated at about 360 psf for this luxurious project based on historical data of recent launches. Finally, taking into account other expenses and profit margin of the developer which is about 30% of total cost of land and construction, the estimated launch price of this project is about $2750 psf.
